Certified Green Built and Focus on Energy : All homes are certified providing customer cooperates in following guidelines.

Permits: Building permits included regardless of municipality.

House Placement on Lot: A certified surveyor locates the house on the lot to ensure proper and legal positioning. Location and elevation includes owner’s input.

Soils Evaluation: Completed by a certified soil tester between excavation and foundation installation to ensure the foundation is resting on solid, undisturbed and/or adequately compacted soil.

Utilities: Standard electric and natural gas allowances included.

Laterals: 40 feet of sewer and water lateral included.

Basement Walls: 8’9” poured concrete walls standard. 7’9” optional.

Water Proofing: Includes sealed sump pump pit, drain tile inside and outside of foundation, 4 mil visqueen vapor/radon barrier over 2-3” gravel base under basement slab with passive radon venting. Exterior house wall waterproofing system with 15 year limited warranty.

Radon Reduction: Passive radon vent system is installed. (Fan can be added)

Materials: Top quality selected, graded, approved and stamped certified.

Floor: Truss Joists included.

Exterior Walls: 2x6 studs 16” on center.

Wall Blocking: Included for curtain rods, railings and bathroom hardware.

Main Beams and Columns: All heavy duty steel or microlams properly sized for the bearing load.

Exterior Wall Insulation: 5 ½” fiberglass batts in all exterior walls with a visqueen vapor barrier plus 1” styrofoam sheathing for an R-26* rating.

Air Infiltration: House is wrapped with Dow Housewrap or equivalent to reduce energy cost and provide a continuous drainage plane.

Basement Wall Insulation: Styrofoam 1” sheathing (R-5.1) on exterior of foundation wall. Optional 2 x 4 studding, 16” on center with 3 ½” fiberglass batts (R-11) in addition to 1” foam on exterior.

Ceiling Insulation: Energy trusses are used to increase the insulation at the perimeter of the attic resulting in a complete attic insulation to R-42* except in cathedral ceilings which are insulated with R-49* batts.

Bath & Laundry Insulation: All bath and laundry walls are insulated to help reduce sound.

Perimeter Insulation: R-19* batts between all joists and box sill plus sill sealer.

Sill Plate: Pressure treated lumber.

Sheathing: Styrofoam with metal and/or OSB corner bracing.

Roofing: 240# dimensional GAF architectural shingle over 15 # felt with Grace Ice and Water Shield in all saddles as required by roof pitch.

Attic Ventilation: Soffit and roof and/or ridge venting.

Electrical Service: 200 amps.

Drywall: ½” on walls and 5/8” regular strength or ½” high strength on ceilings with 24” on center truss spread plus screwed to minimize nail popping and cracking.

Windows: Top quality vinyl with insulated glass for low maintenance, lower heat costs and energy conservation. (Wood clad and fiberglass windows available)

Exterior Doors: Weather stripped and insulated metal or fiberglass doors. (All wood units available)

Closet Shelving: Epoxy coated shelving with laminate shelving in master closet and pantry.

Furnace: Carrier, Bryant or equal high efficiency gas furnace with electric spark ignition and outside air source. At least 90% plus efficient.

Thermostat and Carbon Monoxide Detector: Programmable automatic setback.

Fireplace: Full 36” energy efficient gas log unit with heat circulating firebox and stationery glass front, outside air source plus pre-wired for a fan kit.

Building Location : Norwood will build for you on one of our choice homesites, on your own, or will assist in helping you find a homesite.
